£45 if both. These are requests, not instant extras: we'll check with our housekeeping team and email you. You're only charged (to the card you book with) if we confirm — otherwise check-in is from 3pm and check-out by 10am.

Check-in & check-out

Check-in from 3pm on your arrival day; check-out by 10am on your departure day.

Dogs

Dogs are welcome in all three homes. Up to 2 dogs stay free; a 3rd dog is £20 per stay; maximum 3 dogs. Choose the number of dogs when you book — any dog fee is added to your booking total.

Early check-in & late checkout

You can request early check-in from 1pm (£25) and/or late checkout until 12pm (£25; £45 for both) when you book. Early check-in and late checkout are subject to availability and only confirmed once we've checked with our housekeeping team. Staying past your agreed checkout time without agreement may incur a £100 charge. You're only charged if we confirm. Not offered when another stay checks out on your arrival day or checks in on your departure day.

Prices & payment

All prices include VAT. Each stay has a one-off £75 cleaning fee and no booking fees. Pay securely by card, Apple Pay or Google Pay — in full when you book, or for stays more than 28 days away with a 25% non-refundable deposit and the balance later (see Payment options and our cancellation policy).

Cancellation policy

Paying a deposit. If you choose to pay a 25% deposit, it is non-refundable. The remaining balance is taken automatically from your card 28 days before arrival, and we'll email you a reminder 3 days beforehand.

If your balance payment doesn't go through. We'll contact you straight away with a secure link to pay. If the balance is still unpaid 7 days after the due date, we'll send a final reminder. If it remains unpaid 48 hours after that, your booking will be cancelled and the deposit kept.

If you cancel

  • More than 28 days before arrival: if you paid in full, we'll refund everything except 25% of the booking total. If you paid a deposit, the deposit is kept and nothing more is owed.
  • 28 days or less before arrival: no refund is due. If we manage to re-let your dates, we'll refund what we receive for them, minus any costs.

Changing dates. We're happy to move your stay to other available dates if you ask more than 28 days before arrival, once only and subject to any price difference.

If we have to cancel. In the unlikely event we need to cancel, for example because of serious damage to the property, you'll get a full refund of everything you've paid.

Holiday insurance. We strongly recommend taking out holiday insurance in case you need to cancel.

Damage deposit. A £250 hold is placed on your card on the day you arrive and released automatically 2 days after check-out, unless there's damage to cover.

Payment options

Pay in full when you book, or pay a 25% deposit now and the rest 28 days before you arrive.

Please note: the 25% deposit is non-refundable.

  • Pay in full (the default): the whole booking total is paid when you book.
  • Pay a 25% deposit: available when your check-in is more than 28 days away. You pay 25% of the full booking total (nights plus the £75 cleaning fee) today and the balance later.
  • The 25% deposit is non-refundable. You’ll be asked to agree to this before paying.
  • The balance is charged automatically to the card, Apple Pay or Google Pay you booked with, 28 days before your arrival — the exact date is shown before you pay and on your confirmation. There’s nothing you need to do.
  • We’ll email you a friendly reminder 3 days before the balance is taken. If you’d like to use a different card, just reply to that email.
  • If your balance payment doesn’t go through (for example the card has expired or your bank asks for an extra security check), we won’t retry the card automatically — we’ll contact you straight away with a secure link to pay. If the balance is still unpaid 7 days after the due date, we’ll send a final reminder; if it remains unpaid 48 hours after that, your booking will be cancelled and the deposit kept (see the cancellation policy).
  • If your stay starts within 28 days of booking, full payment is taken when you book.
  • 🛡️ We strongly recommend taking out holiday insurance in case you need to cancel.
  • The £250 damage deposit is separate and works the same way on either option (see below).

Damage deposit

£250, fully refundable — it is not part of your booking total and is not charged.

  • When you book, Stripe (our payment provider) securely saves your card or Apple Pay / Google Pay wallet for the deposit. We never see your card details.
  • On your arrival day we place a £250 hold (pre-authorisation) on that card. The money is reserved, not taken — it may show as “pending” on your statement.
  • The hold is released automatically 2 days after check-out. Your bank may take a few working days to show it as released.
  • Card holds only last a few days, so on longer stays we cancel the hold and place a fresh £250 one before it expires (your bank may briefly show both as pending). Only one is ever active, and it is never charged unless there is damage.
  • If something is damaged, Tom will contact you with details before the release date, and only the cost of putting it right is taken from the hold (up to £250); any balance is released.
  • If the hold can’t be placed (for example the card is declined), we’ll email you straight away with a secure Stripe link to add another card — nothing is charged, and the hold is placed as soon as you’ve added it.
